Utilities included in rent, proof of residence

If you have a long term lease that includes utilities in the rent (therefore no utility bill in our name), will that be enough for proof of residence for France and for a French personal bank account?
Would the landlord need to provide any documentation proving ownership and show a utility bill in his or her name, or is our providing the lease itself enough?
We鈥檒l be applying for Visa Talent Artistique if that makes a difference.
